Private parties, agents and brokers will have an opportunity to see your home and contact you directly regarding a showing appointment and making an offer to purchase. You remain in complete control of the marketing and sales negotiations. A One-time fee of $199 is all that it takes to list your home on the MLS and gain exposure to literally tens of thousands of agents and brokers and hundreds of commercial real estate web sites. This is all for approximately the cost of one ad in one newspaper! (This service is currently available in Orange County, Southeast Los Angeles County and parts of Riverside and San Bernardino Counties. We use state-of-the-art electronic lockboxes that utilize the latest technology and enhanced security. (Subject to Availability) • POST, YARD SIGN AND FLYER BOX - we can provide a sign with your phone number on it which also has a web address where your property can be seen as a featured listing. The professionally installed post is $99 for the term of the listing. (Subject to availability) • FLYERS - we can provide you with professional flyers in full color. The first 50 are free and additional Flyers can be purchased for $35 per 100 flyers. • POST CARDS - your neighbors often know people who would like to live in your neighborhood. We'll send postcards to let them know your home is on the market. Only $99 per 100 cards designed & mailed (includes postage) • VIRTUAL PHOTO TOUR - we can arrange to have a virtual tour produced of your property and added to the MLS listing for only $149. • TRANSACTION COORDINATION - we ensure compliance with the extensive State of California requirements for disclosures, and other required documents in a timely manner. Full Service Option only 0.99%O.K., you've tried to sell your home on your own but now, for a variety of reasons, you are ready to turn that job over to a Realtor. Here's how that works: All of the services listed above are included and our compensation is only 0.99% of the sales price. In addition, you choose how much to compensate the buyer's broker and how much to spend on print ads. We will handle all open houses, purchase offers and take the lead in negotiations with the buyer and his agent, prepare all State-mandated disclosures, coordinate with the escrow company and handle termite and home-inspection and a variety of other requirements. This listing option requires a different listing agreement from the "Open" agreement and is called an "Exclusive Right to Sell" listing agreement. 1. If you try selling it yourself using some of our services and then convert to the "Full Service Option", we will refund your $199 "Open" listing fee at close of escrow. 2. If we find the buyer ourselves, our full service option fee of .99% is waived completely. We would earn only the buyer broker compensation less the $199 "Open" listing fee you might have paid. There is no need to pay two commissions to one agent with our service plan!! HOW TO GET STARTED!All of our "Open" listing services require that you have access to either an e-mail or fax number. You can call, e-mail or fax us with the property address, owners name(s) and selling price. We will research the title and tax records to verify the information and then send you a package including a property description questionaire that will help you fully describe your home and it's outstanding features, location and amenities. After we receive your questionaire back we will prepare the "Open" listing agreement for your signature and either e-mail or fax it to you. Once we receive it back, along with payment for all of the selected services, we will input it in to the MLS. If you selected the enhanced Realtor.Com option then that will be updated within 72 hours of the MLS input. What about pictures? They are absolutely critical to making your listing a success. We will input up to six pictures of your home into the MLS. We prefer that you e-mail the pictures to us in "jpeg" format. These pictures cannot contain any text, signs, pets or people. Most importantly, we will review all descriptions, pictures and terms and conditions to ensure that they meet State, Federal, MLS and California Association of Realtors ethical and legal standards.
